To rent an apartment for a few months in Nice, there are three options: the mobility lease, designed for a term of 1 to 10 months, the standard furnished lease, which you can leave with one month's notice, and the seasonal rental, reserved for short stays. The choice depends on your situation (studies, internship, assignment, job transfer) and the real length of your stay. Choosing the right contract avoids paying a tourist rate for a stay of several months.

The Nice market is very tight. According to the Manda barometer cited by Actu.fr in September 2026, a rental listing receives an average of 43 applications in Nice, more than in Paris, and properties are let in 17 days. According to SeLoger, the average rent for an apartment reaches €20.70/m² as of 1 September 2026. A search for a few months is therefore prepared like a standard search: application ready, realistic budget and quick reactions.

This guide details the possible contracts, the rents to expect, the neighbourhoods to search in and the points to check before signing.

The mobility lease: the option designed for a few months

The mobility lease is a furnished rental contract intended for temporary occupants. It is concluded for a minimum of 1 month and a maximum of 10 months. It cannot be renewed or extended automatically: its term can be changed only once by an amendment, without exceeding 10 months in total. If you then stay in the same property, a standard furnished lease must be signed.

Who can benefit

At the start of the lease, you must be in one of these situations, and be able to prove it:

  • vocational training or higher education;
  • apprenticeship contract or internship;
  • civic service;
  • job transfer or temporary assignment as part of your work.

What it provides

  • No deposit: the landlord is not allowed to ask for one.
  • A guarantor is possible: the landlord may ask for one, and you can use the Visale guarantee, including if you are a student.
  • Flat-rate charges, paid with the rent, the amount of which is stated in the lease.
  • A fixed rent: it cannot be revised during the lease.
  • A flexible exit: you can leave at any time with one month's notice, by registered letter or handed over in person.

The lease must be in writing and state its term, the reason that entitles you to a mobility lease and the sentence linking it to the law of 6 July 1989. Without these statements, the mobility lease does not apply. The property must be decent and furnished with the minimum equipment required by law (bedding, hob, refrigerator, crockery, table, seating, storage, lighting).

Other options for a few months

The standard furnished lease

If you do not qualify for the mobility lease, the standard furnished lease remains possible. It is concluded for one year, or for 9 months if the property is let to a student. The 9-month lease ends at its term, with no renewal. As a tenant, you can leave a furnished property at any time with one month's notice, including with a 9-month lease. A one-year commitment therefore does not oblige you to stay a year. The landlord can, however, ask for a deposit, capped at two months' rent excluding charges for a furnished property.

Seasonal rental

A tourist furnished rental is let to short-stay guests, by the day, week or month, who do not make it their home. It is a stopgap for your first weeks, while you view properties, but it generally costs more and does not give you the rights of a residential lease. For a stay of several months, favour a mobility lease or a standard furnished lease.

Flatsharing

Sharing a large apartment lowers the rent and often lets you move into a property that is already furnished. With a mobility lease, the contract cannot include a joint liability clause between flatmates or between their guarantors.

The rents to expect in Nice

The ranges below are monthly rents observed in Nice, excluding charges. Furnished properties, which dominate rentals of a few months, tend to be at the top of each range.

  • Studio or T1 (14 to 31 m²): from €480 to €900, most often €600 to €850 furnished.
  • T2 (35 to 45 m²): from €650 to €1,100, most often €750 to €1,000.
  • T3 (50 to 70 m²): from €950 to €1,800, up to €2,200 in the most sought-after areas.

These levels are consistent with the average rent of €20.70/m² recorded by SeLoger. A recent example reported by Actu.fr illustrates the competition: a 25 m² apartment offered at €630 per month received 111 applications within a few days.

Nice is classed as a high-demand area, but does not apply rent-level controls. What does apply is the cap on how much the rent can change between two tenants: the new rent cannot exceed the old one, with some exceptions (major works, a clearly underestimated rent). This rule also applies to a mobility lease, and the measure is extended until 31 July 2027. A property rated F or G on its energy performance certificate cannot have its rent increased.

The move-in budget

With a mobility lease, you pay the first month's rent and take out home insurance, with no deposit. With a standard furnished lease, add a deposit of at most two months' rent excluding charges. Also allow for electricity and internet, which are rarely included. Landlords generally expect net income of at least three times the rent including charges, or a guarantor.

Where to search in Nice

For a few months, proximity to your place of study or work and tram access matter more than a prestigious address. Here are the main areas:

  • Vieux-Nice: lively historic heart, in high demand, high rents and strong competition.
  • Carré d'Or: central neighbourhood between the station and the Promenade des Anglais, among the highest rents in the city.
  • Les Musiciens: quiet residential area, well served by the tram and close to the station.
  • Libération: a neighbourhood in transformation, more accessible rental market, well connected by tram.
  • Saint-Roch: working-class area, more affordable rents, good transport links.
  • Le Port and Riquier: varied supply, mid-range rents, close to the sea.
  • Cimiez: residential neighbourhood on the hills, quiet and green, high rents.

The steps to move fast

  1. Choose the contract that fits your situation: if you are a student, intern, on assignment or transferred, ask for a mobility lease.
  2. Prepare your application before the viewings: ID, proof of current address, proof of your situation (internship agreement, contract, assignment order, enrolment certificate) and proof of income, or your guarantor's file or a Visale guarantee.
  3. Avoid high season if you can: from June to September, competition is stronger and delays get longer. With a solid application, allow two to four weeks of searching; with an atypical application, four to eight weeks.
  4. Check the lease: type of contract, term, mandatory statements, amount of the flat-rate charges, furniture inventory and move-in inspection signed at the start.
  5. Do not pay anything before you have viewed the property, in person or through someone you trust, and checked the owner's identity.

Searching from another city

For a rental of a few months, you often prepare your arrival remotely, with little time. Being present at viewings at the right moment is then the main difficulty in a market where every listing attracts dozens of applicants.
