The neighborhoods to rent in São Paulo, rents per m² in 2026, the real cost with condomínio and IPTU, and the steps to sign a lease as a foreigner.

To find a home in São Paulo, start with the neighborhood. The city has 11.45 million inhabitants according to the 2022 IBGE census, and commuting time matters as much as rent. Newcomers mostly concentrate in the west and south zones: Pinheiros and Vila Madalena for cultural life, Itaim Bibi and Brooklin Novo near the offices, Jardins and Higienópolis for the upmarket feel, Moema and Vila Mariana for a calmer neighborhood life.
São Paulo is also the most expensive rental market in Brazil. According to the FipeZAP index of August 2026, the average asking rent reaches 65.36 reais (BRL) per square meter per month, the highest level of the 22 capitals tracked, up 5.74% over twelve months. The gap between neighborhoods is wide: from single to double between Santana and Pinheiros.
The FipeZAP index publishes the average rent per square meter for the areas best represented in listings (August 2026, with the change over one year):
Two other neighborhoods often come up in foreigners' searches: Higienópolis, a historic and bourgeois neighborhood close to the center, with upmarket buildings, and Brooklin Novo, with an international atmosphere, home to many multinationals. Liberdade, known for its large Japanese community, attracts those who want to live near the historic center.
Before you decide, visit the neighborhood at several times of day and do the trip to your workplace at rush hour. Road traffic is heavy, and many residents choose their address according to the metro and suburban trains.

Rents are quoted in reais. In ordinary neighborhoods, generally expect:
To check a listing, multiply the floor area by the neighborhood's price per square meter: a 40 m² at the city average price comes to about 2,600 BRL, the same in Pinheiros about 4,000 BRL. Nationally, small one-bedroom homes are the most expensive per square meter (72.41 BRL/m² on average across the 36 cities tracked by FipeZAP).
The advertised rent (aluguel) is not the total cost. On top of it come the condomínio, the building charges that cover security, maintenance and sometimes water, often between 500 and 2,000 BRL per month depending on the residence, and the IPTU, the municipal property tax, generally billed back to the tenant each month. Always ask for the total monthly amount before visiting.
The CPF (Cadastro de Pessoas Físicas) is the tax number managed by the Receita Federal. It applies to Brazilians and foreigners alike, resident or not, and it is required to sign a lease. Registration is free, except at partner counters that charge 7 BRL, and it can be done online, then finalized at the Receita Federal or a Brazilian consulate for people living abroad. Do it before you start searching.
According to France Diplomatie (updated 15 September 2026), a French citizen is exempt from a visa for a stay of less than 90 days, within the limit of 90 days out of 180, with no renewal possible. For a move, ask the Brazilian consulate about the visa suited to your situation before signing a long-term lease.
Prepare a valid passport, your CPF, your visa or residence permit and proof of income (employment contract, bank statements). Some agencies (imobiliárias) accept translated and apostilled foreign documents: ask the question from the first contact.
Rentals are governed by the Lei do Inquilinato (Law No. 8,245 of 1991). Contrary to a common belief, the law sets no minimum term: a lease can be signed for any length of time. 30-month leases are common because from that length onward, the contract ends at its term without notice. Below that, it renews automatically and the landlord can only take the home back in specific cases. In practice, 12-month leases are common for furnished homes. If you leave before the end of the lease, you pay the penalty set in the contract, calculated pro rata to the remaining term.
The landlord can require only one guarantee, as the law forbids combining several:
Without a guarantee, the landlord can ask for rent in advance. Some platforms such as QuintoAndar offer rentals without a fiador or a traditional deposit, with an entirely online process, which makes access easier for a foreigner. Listings can also be found on ZAP Imóveis and OLX, or through local agencies.
Read the indexation clause: the rent is revised every year according to the index chosen in the contract, usually the IPCA, the official inflation rate, or the IGP-M, historically more volatile. Finally, a joint inventory (vistoria) is carried out at move-in and move-out: check it room by room, with photos as evidence.
