Finding an apartment in Montpellier quickly comes down to three things: aiming for a realistic rent, having a complete application before the first viewing and knowing where to search depending on your budget. The market is one of the tightest in France. According to the study published by LocService in September 2026, Montpellier is the sixth tightest large city on the platform and the most expensive in Occitanie: the average rent there reaches €694 including charges for 35 m², or €19.67 per m², up 3.4% over one year.

Demand comes largely from students, more than 80,000 in the urban area, and around 67% of the city's residents are tenants. Small units therefore go fast, especially from July to September. Allow four to eight weeks of searching at the start of term, and two to four weeks the rest of the year with a solid application. If your arrival date is fixed, start two to three months ahead.

Rents by type of housing

The averages recorded by LocService over the last twelve months, including charges:

  • Room in a host's home: €480 for 14 m².
  • Room in a shared flat: €497.
  • Studio: €563 for 23 m².
  • T2: €755 for 40 m².
  • T3: €997 for 65 m².
  • T4: €1,309 for 88 m².

These levels are close to those in our city page, which gives as a reference €532 for a studio, €724 for a T2 and €929 for a T3, including charges. The average budget declared by rental applicants in Montpellier is €773 per month: beyond a T2, competition eases a little.

Where demand is strongest

Studios and T1s account for 46% of searches, T2s 28%. More than half of applicants are students, and 52% of them want a furnished property. If your plans allow, a T2 or an unfurnished property puts you up against fewer competitors than a furnished studio near the faculties.

Rents are capped: check the listing

Montpellier has applied rent control since July 2022. For every lease signed or renewed since then, the rent excluding charges must respect a reference rent, which depends on the type of rental (unfurnished or furnished), the number of rooms, the period of construction and the sector. The base rent cannot exceed the maximum reference rent, except for a rent supplement, possible in certain cases and which must then be justified. These amounts must appear in the listing and in the lease. An official simulator, accessible from Service-Public.fr, lets you find them in a few clicks.

Why this is useful when you are in a hurry: a rent far above the maximum reference, without justification, signals a property to avoid or a rent to negotiate. If the lease does not state the maximum reference rent, you have one month after the lease takes effect to formally require the landlord to add it. Rent control applies to main residences and mobility leases, not to social housing, tourist rentals or sublets.

Costs to plan for at move-in

  • Security deposit: at most one month's rent excluding charges for an unfurnished property, two months for a furnished one. It must be returned within a maximum of two months after the handover of the keys.
  • Agency fees: as Montpellier is in a high-demand zone, the tenant's share is capped at €10.09 per m² for the viewing, the application and drafting the lease, plus €3.03 per m² for the condition report, for leases signed since 1 January 2026.
  • First month's rent and home insurance, mandatory from signing.

According to our city page, plan on €1,500 to €2,500 to move into a studio or T1, and €2,000 to €4,000 for a T2 or T3, depending on the rent and whether you go through an agency. Good news for later: in a high-demand zone, your notice when leaving is one month, provided you state this reason in your notice letter.

Neighbourhoods by profile

  • L'Écusson, the historic centre around Place de la Comédie: everything within walking distance, but among the highest rents and many old buildings.
  • Antigone, designed by Ricardo Bofill along the Lez: modern, well served by the tram, popular with couples and working professionals.
  • Port Marianne: a recent neighbourhood with new buildings, suited to families and comfortable budgets.
  • Boutonnet, Beaux-Arts and Hôpitaux-Facultés: close to the faculties and the hospital hub, in high demand among students and healthcare staff. This is where competition for studios is strongest.
  • Figuerolles: working-class and changing, with more accessible rents.
  • Aiguelongue: residential, with parks, sought after by families.

A complete application before the first viewing

In a market this tight, the first complete application often wins. The list of documents a landlord may ask for is set by law, at least one per category:

  • Identity: ID card, passport, driving licence or residence permit.
  • Current address: your last three rent receipts, a certificate from your previous landlord or a certificate of accommodation.
  • Employment status: employment contract or employer's certificate, or student card for the current year.
  • Income: latest tax assessment, last three payslips, grant or benefits certificate.
  • Guarantor: their own supporting documents, or the Visale visa issued by Action Logement.

The guarantee matters a lot in Montpellier: according to LocService, 67% of applicants rely on a family guarantor and 11% on Visale, while 12% have no guarantor at all. If you are in the latter case, apply for Visale before you start searching. Gather everything in a single PDF file ready to send, and check that every document is legible.

Speeding up the search

  • Set up alerts on several sites with broad criteria, and reply within the hour with a short message and your application.
  • Group your viewings into one or two days, and be ready to decide on the spot.
  • Widen the search area: a neighbourhood served by the tram, a little further from the centre, often offers more choice than a studio near the faculties.
  • Avoid the peak if you can: arriving outside July to September shortens the search considerably.

Moving fast without getting caught out

Urgency is the favourite ground of fake listings. Pay no money before the lease is signed and the keys are handed over, not even to "reserve" a viewing. A rent well below the averages in this guide, a landlord who can never arrange viewings or who offers to send the keys by post should put you on alert. Read the lease before signing it and do a precise move-in condition report, with photos.

Getting help when time is short

If you are arriving from another city or from abroad, or if your move-in date is close, a Remoters home finder based in Montpellier can search in your place, view properties as soon as they are listed, check that the rent respects rent control and review the lease with you. The first conversation and the quote are free.
