Rennes is a city of tenants, and choosing the right neighbourhood matters as much as the flat itself. For most people the shortlist comes down to a handful of areas: the historic centre around Sainte-Anne and the cathedral for life on foot, Thabor and Saint-Hélier for green space and calm, Villejean and Beauregard for students and tighter budgets, Beaulieu for the science campus, and Cleunay, Arsenal and Redon for newer housing on metro line B.

The figures explain why the search can be hard. According to INSEE, Rennes had 230,890 residents in 2023, 64.3% of main residences were rented and 86.7% of all homes were flats. LocService, which publishes an annual study of its Rennes listings, still ranked the city the fourth tightest large rental market in France in February 2026, even though it saw the first signs of easing. Studios and one-room flats made up 61% of tenants' searches, driven by a student population of around 68,000 in the wider area.

The best neighbourhoods to rent in Rennes

City centre: Sainte-Anne and the cathedral quarter

The historic heart of Rennes has cobbled streets, half-timbered houses and renovated period flats close to shops, restaurants and cultural venues. Both metro lines run through the centre, so you rarely need a car. Demand is the highest in the city and rents are at the top of the local range. Expect noise in the evenings and at weekends, especially around the bars.

Thabor and Saint-Hélier: calm and green

East of the centre, around the Thabor park, this is one of the most sought-after residential areas, close to Sciences Po and the law faculty. Streets are quieter, flats are often larger, and it suits families and people who want space without leaving the centre behind. Rents here are among the highest in Rennes. Nearby Alphonse Guérin offers a similar residential feel.

Villejean and Beauregard: the student west

Villejean is the main student district, home to Université Rennes 2 and the EHESP school of public health, and served by metro line A. It is one of the most affordable parts of the city for tenants. Beauregard, more recent, appeals to young workers and students for its newer buildings and good access.

Beaulieu: the science campus

In the east, Beaulieu hosts the science faculties of Université de Rennes, INSA and ENSAI. It is popular with students and young professionals who want to live close to campus. Small flats turn over quickly before the start of the academic year.

Cleunay, Arsenal and Redon: newer housing on line B

This western area is going through urban renewal and is served by metro line B. It attracts young tenants looking for newer housing stock and a calmer setting than the centre, at rents slightly below the most central streets.

Sud-Gare, Bréquigny and the north

Sud-Gare, just south of the main station, suits people who commute by train and offers a mix of prices. Further south, Bréquigny has more affordable rents and good access to metro line B. In the north, Maurepas, Patton and Bellangerais mix social and private housing and are among the cheaper options in the city.

Which neighbourhood for which profile?

  • Students: Villejean for Rennes 2, Beaulieu for the science faculties. Both are well connected and among the more affordable areas.
  • Young workers: the centre, Sud-Gare or Cleunay and Arsenal for quick access to the metro and the station.
  • Families: Thabor and Saint-Hélier or Alphonse Guérin for quieter streets and larger flats.
  • Tighter budgets: Bréquigny, Maurepas and the north of the city, as long as you check the journey to work or university.

What renting in Rennes costs

LocService's February 2026 study puts the average rent, service charges included, at €586 for an average 33.3 m², or €17.74 per m². The average rent was stable over a year but the price per m² fell by 8.4%, as let flats became slightly larger. Average rents by size were:

  • Room in a shared home: €411 for 12 m²
  • Studio: €474 for 20 m²
  • Two-room flat: €658 for 38 m²
  • Three-room flat: €803 for 58 m²
  • Four-room flat: €902 for 72 m²

Rents are not capped by reference rents in Rennes, but the city is in a zone tendue (tight housing area). That has two practical consequences: the rent increase between two tenants is capped (a rule extended until 31 July 2027), and your notice period on an unfurnished lease is one month instead of three.

Rules worth knowing before you sign

  • Deposit: at most one month's rent excluding service charges for an unfurnished flat, and two months for a furnished one.
  • Guarantor: most landlords ask for one. In the LocService study, 82% of applicants relied on a family guarantor and 9% on the free Visale guarantee.
  • Timing: competition peaks from July to September. Start six to eight weeks before your move, with a complete application ready.
  • Housing benefit: students and lower-income tenants can apply to the CAF, which can reduce the monthly cost.
