The best neighbourhoods to rent in Nantes, from the centre and the Île de Nantes to Zola and Doulon, with 2026 rents and what to prepare before signing.

If you are moving to Nantes and want to rent, the neighbourhoods most tenants shortlist are the city centre around Graslin and the Bouffay, the Île de Nantes on the Loire, Chantenay and Sainte-Anne to the west, Zola, Saint-Félix and the Hauts-Pavés to the north-west, and Doulon-Bottière to the east. The centre puts everything within walking distance, the Île de Nantes is the modern option, and the outer districts give you more space for the same rent.
Nantes is a city of tenants. INSEE counted 327,734 residents at the 2023 census, and 62.1% of main homes are rented, including 19% social housing. Flats make up 80.6% of the housing stock, and almost four homes in ten have only one or two rooms. The rental market is driven by students: around 63,000 live in the Nantes area, according to LocService.fr, and studios or one-room flats account for 55% of tenant searches.
LocService.fr's 2026 study puts the average rent in Nantes at €710 a month, charges included, for 37.8 m², or €18.8 per m². It is the most expensive city in the Pays de la Loire, but rents have levelled off: the average was €713 a year earlier, while flats let have become smaller. Average rents by type, charges included, were:
The national rent map published by ANIL in December 2025 gives a similar picture for advertised rents, charges included: €14.5 per m² for a flat in Nantes on average, €16.6 for one or two rooms and €13.6 for three rooms or more. Small flats always cost more per square metre.

The historic heart of Nantes runs from the elegant Graslin district to the medieval streets of the Bouffay, close to the Castle of the Dukes of Brittany and the Nantes Museum of Arts. Shops, restaurants and cultural venues are on your doorstep, and the tram network starts here. Rents are among the highest in the city and some streets are noisy at night, so visit in the evening as well as during the day.
This former industrial island has become a modern, creative district with riverside views, newer buildings and good tram links. It is popular with young professionals and international tenants. Parts of the island are still being redeveloped, so check what is planned around a building before you sign.
On the hillside to the west, Chantenay and Sainte-Anne have a quieter, village-like atmosphere, rents below those of the centre and tram connections into town. They suit tenants on a tighter budget who still want character.
In western Nantes, the Zola district is residential and family-friendly, with parks, local shops and good public transport. Housing is more spacious than in the hyper-centre for a more moderate rent.
North of the centre, these quiet residential streets suit couples and families who want calm without moving far out. The Talensac covered market, nearby, is a draw for anyone who likes to shop locally.
In eastern Nantes, Doulon-Bottière offers more affordable rents and good public transport, which appeals to families and young professionals looking for value. Further out, areas such as Saint-Joseph de Porterie have a greener, more family-oriented feel while remaining close to services.
LocService.fr measures rental pressure in Nantes at 3.45, a moderate level compared with Angers (5.67) and especially Rennes (10). Outside the summer peak, supply and demand are fairly balanced. Between July and September, however, the student intake means a well-placed studio can be taken within hours. Furnished flats are in demand: 40% of applicants want one, and 53% of students.
For a September arrival, start looking two to three months ahead. Outside that season, four to eight weeks of active searching is a realistic timeframe once your file is ready.
As a rule of thumb, have two to three months' rent available on signing if you go through an agent, and one to two months if you rent directly from the owner.
