Property prices in Bangkok are currently moving in a buyer's market. Developers are slowing launches to clear their stock, banks are rejecting more loans, and condominium sales are picking up mainly where prices remain affordable. For a foreign buyer, this is a favourable context for negotiation, provided you choose the location carefully.

A few recent benchmarks. In the third quarter of 2026, the consultancy Savills counted 167,841 condominium units on sale in Bangkok, 61.5% of them already sold; most of the supply is in the mid-range, between 50,001 and 150,000 baht per square metre. In the long term, new-home prices in Bangkok rose by an average of 4.3% a year between 2012 and 2025, faster than wages (2.8%), according to Krungthai Compass, the research arm of Krungthai Bank.

Recent market trends

Falling stock, fewer launches

According to the Real Estate Information Center (REIC), the information centre of the Government Housing Bank, the supply remaining for sale in Greater Bangkok fell by 10.2% over one year in the second quarter of 2026, to 202,414 units, while sales of new homes rose by 2.6%. The recovery comes from condominiums, whose new sales rose by 19.5%. At the current pace, it would take about 39 months to clear the condominium stock, compared with 67 months for houses.

Developers are adapting their offer: in Bangkok, the average price per unit in new projects fell from 20 million to 7.3 million baht over one year, a sign of a shift towards more affordable products. Savills counted only eight new condominium projects in the third quarter of 2026, and some developers are cutting the price of completed units by more than half to recover cash.

Harder to get credit

The main obstacle is financing. According to the president of the Thai Real Estate Association, quoted by the Bangkok Post in September 2026, some large developers see up to 70% of their customers' loan applications rejected, and the weakness of the market is expected to continue next year. The REIC notes that credit refusals weigh mainly on the mass market.

Resales take over

The resale market is accelerating. In the second quarter of 2026, transfers of second-hand condominiums rose by 39.4% over one year nationwide, according to the REIC. Bangkok recorded 13,910 transfers of existing homes, up 38.7%, worth 38.3 billion baht. Demand is concentrated on properties priced between 1.51 and 5 million baht.

The neighbourhoods: where prices hold, where they can be negotiated

Sukhumvit: the strongest demand

According to the REIC, sales of new condominiums along Sukhumvit jumped by 139% over one year in the second quarter of 2026, with stock equal to only about 16 months of sales. It is the corridor most sought after by foreigners, served by the BTS and the MRT, with international shops. On the other hand, new houses priced above 10 million baht sell poorly there, as in Phra Khanong and Bang Na.

Silom and Sathorn: the business district

Offices, embassies and modern condominiums: a high-end market, popular for renting to executives. Savills observes that recent launches are concentrated around Lumpini Park and along the Chao Phraya river, and that luxury condominiums, notably branded residences in the centre, remain the strongest segment.

Rama 9 and Ratchada: the new business centre

The REIC identifies Rama 9-Ratchada as a new central business district, driven by offices and high-end condominiums. Bangkok is developing into a multi-centre city, and the new sought-after areas are those that combine public transport, jobs, shopping centres and hospitals.

Thonglor and Ekkamai, Ari, On Nut

Thonglor and Ekkamai remain high-end and lively. Ari, residential and quiet, and On Nut or Phra Khanong, more affordable, benefit from the BTS and attract those looking for a first purchase or a property to let at a moderate rent.

Bang Na and the east

Bang Na-Suvarnabhumi is emerging, according to the REIC, as a business hub in the east, driven by industry, logistics and major projects. The east of Bangkok was, however, hit by the floods of autumn 2026, which led developers to postpone more than 1,000 launches, according to Savills: check the property's exposure before buying.

Buying in Bangkok as a foreigner

  • Freehold condominium: a foreigner can buy a condominium apartment, as long as foreigners do not hold more than 49% of the building's saleable area. In sought-after buildings, this quota can be reached: have someone check that there is still room before you reserve.
  • No land: a foreigner cannot own land directly. A house is most often held through a 30-year lease; since a Supreme Court decision in March 2025, automatic renewal clauses beyond the first 30 years are not enforceable.
  • Beware of nominee arrangements: the government has stepped up its fight against nominee holdings, which has already slowed the Phuket market, according to the Thai Real Estate Association.
  • Negotiate: in a buyer's market, discounts are common, especially on completed units that have been unsold for a long time.
  • Check the developer and the building: the developer's financial health, construction progress for an off-plan purchase, service charges and the condition of the common areas for an older property.
  • Have the contracts reviewed by an independent lawyer before paying anything.

Getting support on the ground
