To rent an apartment in Tangier, six areas come up in most searches: Malabata, Marshan, Iberia and the city centre, California, Val Fleuri with Bel Air and Mesnana, and Cap Spartel with Achakar. Rents range from about 2,000 dirhams (MAD) per month for an unfurnished studio in a mid-range neighbourhood to more than 20,000 MAD for a large apartment or an upmarket villa. In between, a furnished two-room apartment in the centre or in Iberia rents for 3,500 to 6,000 MAD, and a furnished three-room one in Malabata or Marshan for 6,000 to 10,000 MAD.

Demand is strong because the city is growing fast. According to the 2024 census cited by Le Brief, the prefecture of Tangier-Assilah went from 1.06 million inhabitants in 2014 to nearly 1.5 million, growth of 3.44% a year, driven by the Tanger Med port and the free zones. Housing weighs heavily on budgets: in a survey of 16 to 35 year olds carried out in early 2026, only 52% of the Tangier respondents said they could pay their housing costs without difficulty, against 67% in Casablanca.

Here are the six areas to compare, then how to search, the lease to sign and the scams to avoid.

The six areas to search for an apartment

1. Malabata: modern and by the sea

Malabata has recent, secure residences facing the sea, close to the high-speed rail station. It is one of the most sought-after neighbourhoods for long-term rentals: expect 6,000 to 10,000 MAD per month for a furnished two- or three-room apartment. Check the amount of the building management charges, often high in residences with security and a swimming pool.

2. Marshan: quiet and historic

Perched above the bay, Marshan is a quiet residential neighbourhood, appreciated for its views. Rents here range from 5,000 to 9,000 MAD per month. The buildings are of varied ages: look at the insulation, damp and the condition of the installations.

3. Iberia and the city centre: everything on foot

Iberia, central and with a European feel, lets you do everything on foot: shops, cafés, government offices. Rents here range from 4,000 to 7,000 MAD. The city centre, more mixed and well served, offers the widest variety of properties, from 3,000 to 7,000 MAD per month. It is the right choice if you do not have a car.

4. California: residential and family-friendly

California is a quiet residential neighbourhood, sought after by families for its large apartments and villas. The range is wide, from 5,000 to 12,000 MAD per month depending on the floor area and the standard.

5. Val Fleuri, Bel Air and Mesnana: mid-range budgets

These neighbourhoods have the most affordable rents among the sought-after areas, from 2,500 to 5,000 MAD per month, mostly for unfurnished properties. They suit you if you want space at a reasonable price and accept a bit of a commute to the centre.

6. Cap Spartel and Achakar: the upper end

Facing the Atlantic, these areas mostly have villas, from 10,000 MAD per month. A car is almost essential here.

Separately, the medina and the Kasbah offer unusual homes, often in old houses. The setting is appealing, but the condition of properties varies a lot: visit carefully before committing.

Furnished or empty: what changes

A large share of the housing newcomers look for is furnished, especially in Malabata, Marshan and Iberia. Furnished costs more but saves you from equipping a home for a stay of one or two years. Empty, more common in mid-range neighbourhoods, works out cheaper over time if you stay long. In both cases, have the list of furniture and equipment specified in writing.

The budget to plan on top of rent

  • Security deposit: law 67-12 caps it at two months' rent.
  • Building management charges: they are often added to the rent in residences; ask for the exact amount before signing.
  • Water, electricity and internet: generally paid by the tenant.
  • Agency fees: if an agency is involved, often expect the equivalent of one month's rent.

The market could change. In June 2025, the Ministry of Housing launched a study on a mid-range rental housing programme, with rents below the free market, with a pilot phase planned in several major cities, including Tangier. Nothing is available yet: do not build your budget on it.

Searching and signing: the steps

  1. Set your criteria: neighbourhood, furnished or not, floor area, duration, proximity to your work or your children's school.
  2. Prepare your application: copy of your passport or ID card, proof of income (employment contract, employer's certificate, bank statements).
  3. Visit: a visit is essential to judge the condition of the property, the common areas, the noise and the traffic, which vary from one building to another in the same neighbourhood.
  4. Check who is renting: the landlord must be the owner or hold a written mandate.
  5. Sign a written lease: law 67-12 requires it for any residential rental. It states the duration, rent, charges and termination conditions.
  6. Do the inventory, signed by both parties, with photos: it protects you when you get your deposit back.

Scams to avoid

Fake rental listings are multiplying in Morocco. Finances News Hebdo described the most common scenario in January 2026: an attractive listing on Facebook or in a group, with photos of real homes used without permission and a low price. The contact asks for an advance to reserve, citing strong demand, along with a copy of your ID, then disappears once the money is paid.

  • Pay nothing before you have visited, yourself or through someone you trust.
  • Do not send your papers to a stranger before the visit.
  • Refuse a deposit of more than two months' rent: that is the legal cap.
  • Ask for a receipt for every payment.
