Buying a house in Agadir means entering a market that has just gone through a very turbulent first half of 2026. According to the price index published by Bank Al-Maghrib and the Land Registry (ANCFCC), house prices there fell 12% in the first quarter, before rising 11.1% in the second. Sales followed the same movement: halved at the start of the year, they rebounded 48.4% between April and June.

For a buyer, this context changes how to approach a project. Prices are broadly stable, but a market that is moving more slowly leaves more room for negotiation. You still need to know which category the property falls into, because in Agadir houses and villas do not move at the same pace at all.

This article covers the recent figures, the neighbourhoods to search for a house or a villa, the checks to make before signing and what to know if you plan to rent the property out.

The Agadir property market in 2026

A slow start to the year

In the first quarter of 2026, the total number of property transactions in Agadir fell 51.4% compared with the previous quarter, while prices fell only 0.3%. The market therefore did not correct through prices: it mainly moved much more slowly. In detail:

  • Apartments: prices down 1.2%, sales down 49.1%
  • Houses: prices down 12%, sales down 50%
  • Villas: prices up 2%, sales down 46.2%

A second quarter of recovery

Between April and June 2026, sales rose 30.1% in Agadir, nearly three times the national average of 11%, with almost stable prices (-0.1%). Houses recovered 11.1% and, taking the two quarters together, remain about 2.2% cheaper than at the end of 2025. Apartments rose 0.9% in price and 32.3% in sales. Villas, for their part, stay on the sidelines: their prices fell 4.4% and their sales 2.8%.

Across Morocco, Bank Al-Maghrib records a 0.7% rise in the price index over the quarter, including 1% for residential, and an 11% increase in the number of transactions.

House or villa: two distinct markets

In the statistics, a "house" means an individual town dwelling, often on several levels, and a "villa" a dwelling with a garden, often in a residential neighbourhood. In Agadir, the house was the most volatile category of the half-year, while the villa first held up and then lost ground. If you are aiming for a villa, the fall in prices and sales in the second quarter may open up room for negotiation; if you are aiming for a house, prices are almost back to their end-2025 level.

Where to search for a house or a villa in Agadir

  • Founty and Sonaba: upmarket seafront area, with villas, notably in Sonaba, and the French lycée of Agadir. Prices there are among the highest in the city.
  • Haut Founty: quieter and residential, with a good balance between standing and price.
  • La Marina: seaside and modern, mostly apartments with ocean views rather than houses.
  • Talborjt: central and lively neighbourhood, made up mainly of apartments in residential buildings: you look for an apartment there rather than a house.
  • Hay Mohammadi, Tilila and Hay Salam: more affordable residential neighbourhoods, suited to families looking for space on a controlled budget.
  • Bensergao and Dakhla: family-oriented and quiet, a little off-centre, with more moderate prices.

Checks before buying

  1. The legal status of the property: ask whether the house is registered with the Land Registry (land title) and have the notary check for any mortgages or easements.
  2. The condition of the building: roof, waterproofing, electrical installations and utilities. On an older house, have the works costed before making an offer.
  3. The price: compare with recent sales in the neighbourhood rather than with listed prices, especially in a market that has just slowed.
  4. Acquisition costs and financing: have them costed by the notary and your bank before committing.
  5. Planning rules if you plan to extend or add a storey: ask the municipality before signing.

If you plan to rent the property out

Seasonal rental weighs heavily in Agadir. In summer, furnished apartments can reach 1,500 dirhams per day and some villas exceed 4,000 dirhams a day. This pressure reduces the supply of year-round rentals: students at Ibn Zohr University report rooms that are hard to find and one of them blames part of it on daily rentals. Calls for better regulation of short-term rental are being heard locally: take them into account if your project relies on this model.

For a year-round rental, rents range from about MAD 3,800 per month for a small apartment in a residential neighbourhood to more than MAD 20,000 for a high-end villa with a pool. A written lease is compulsory for a rental of more than thirty days (law no. 67-12) and the security deposit is capped at two months' rent.
