Eindhoven is the fifth largest city in the Netherlands with approximately 249,000 inhabitants (source: AlleCijfers.nl, CBS data 2025). Its economy is structured around the High Tech Campus Eindhoven, ASML, Philips and NXP Semiconductors. The rental market is under strong pressure: according to Pararius (Q3 2025), the average price in the free sector reached €19.86/m², a year-on-year increase of 15.2%. Since 1 July 2024, the Wet vaste huurcontracten requires open-ended contracts in almost all cases, with limited exceptions for expatriates. The security deposit is in practice capped at two months of base rent (kale huur), in line with the standard set by the Wet goed verhuurderschap (2023).

<p>Eindhoven is the main city of the <strong>Brainport</strong> region, in the province of Noord-Brabant. With approximately 249,000 inhabitants (source: AlleCijfers.nl, CBS data 2025), it is the fifth largest city in the Netherlands. The city generates €24 billion in GDP and €55 billion in exports, representing approximately one quarter of the Dutch total (source: Intelligent Community Forum).</p><ul><li><strong>ASML</strong>: global manufacturer of lithography equipment for semiconductors, headquartered in Veldhoven on the outskirts of Eindhoven. A second site for an additional 20,000 employees was approved in 2024.</li><li><strong>High Tech Campus Eindhoven</strong>: technology park hosting more than 230 companies and research institutes, with a target of 18,000 employees (source: Eindhoven News, September 2024).</li><li><strong>Philips</strong> and <strong>NXP Semiconductors</strong>: two other major employers historically rooted in Eindhoven.</li><li><strong>Signify</strong> and <strong>Vanderlande</strong> complete the local industrial and technology ecosystem.</li><li>Eindhoven accounts for 36% of all private Dutch R&D spending (source: Intelligent Community Forum).</li><li>The city is served by <strong>Eindhoven Airport</strong>, with more than 70 European destinations, and by direct rail connections to Amsterdam, Utrecht and Brussels from the central station (<strong>Eindhoven Centraal</strong>).</li></ul>

<p>The official language is <strong>Dutch</strong>. In the professional environment linked to Brainport and the High Tech Campus, English is widely used. Most administrative procedures at the Gemeente Eindhoven are available in Dutch, with online translation options.</p><ul><li><strong>Public transport:</strong> the urban bus network is operated by <strong>Hermes</strong>, a Transdev subsidiary, under contract with the province of Noord-Brabant. Payment is made with the <strong>OV-chipkaart</strong> or by contactless bank card. Lines 16, 18, 19 and 319 serve the De Run area and the High Tech Campus from Eindhoven Centraal.</li><li><strong>Cycling:</strong> Eindhoven has an extensive cycling network; cycling is a common mode of transport for commuting.</li><li><strong>Train:</strong> from <strong>Eindhoven Centraal</strong>, direct NS (Nederlandse Spoorwegen) services connect Amsterdam (approximately 1h15), Utrecht (approximately 40 min) and Brussels-Midi (approximately 2h).</li><li><strong>Cost of living:</strong> according to Expatica Housing Network, running costs (energy, water, internet) for an 85 m² apartment average approximately €215/month. <p>Eindhoven's rental market is structured by two major laws that came into force on <strong>1 July 2024</strong>:</p><ul><li>The <strong>Wet betaalbare huur</strong> (Affordable Rent Act) extends the <strong>WWS</strong> points system to the mid-market segment. Properties with fewer than 143 WWS points fall under the social sector (rent capped at €900.07/month in 2025); those with 144 to 186 points fall under the mid-market segment (rent capped at €1,184.82/month in 2025); above 186 points, rent is freely negotiated (free sector). Source: MVA Advocaten, January 2025.</li><li>The <strong>Wet vaste huurcontracten</strong> prohibits fixed-term contracts in almost all cases. A notable exception: expatriates working temporarily in the Netherlands may obtain a temporary contract of up to 2 years for an independent dwelling (source: Tenanthero, July 2024).</li></ul><p>The security deposit (<strong>waarborgsom</strong>) is in practice capped at 2 months of base rent (<em>kale huur</em>) under the standard set by the <strong>Wet goed verhuurderschap</strong> (in force since 1 July 2023). Agency fees charged to tenants are prohibited under this same law (ban on <em>dubbele bemiddelingskosten</em>).</p><p>According to <strong>Pararius</strong> (Q3 2025), the average free-sector price in Eindhoven is <strong>€19.86/m²</strong>, up 15.2% year-on-year — the strongest increase among the five major Dutch cities (G5). According to <strong>Rent.nl</strong> (Q1 2025), the average price across all property types was €26.40/m², or 5.88% above the national average. The market is under strong pressure due to the influx of international workers linked to the expansion of ASML and the High Tech Campus.</p><p>The dominant platforms are <strong>Pararius</strong>, <strong>Funda</strong>, <strong>Kamernet</strong> and <strong>HousingAnywhere</strong>. Seasonality is pronounced: demand is highest in summer (July–September), the period when new international employees take up their positions. Properties rent quickly; response times to applications are short.</p>

<p>Eindhoven is divided into several districts. The following neighbourhoods are the most relevant for international professionals seeking long-term rental accommodation:</p><ul><li><strong>Centrum:</strong> the city centre concentrates shops, <strong>Eindhoven Centraal</strong> station (NS connections to Amsterdam, Utrecht, Brussels) and offices. Rents are among the highest in the city. Dominant profile: young professionals, couples without children, professionals on short assignments.</li><li><strong>Strijp-S:</strong> former Philips industrial site converted into a creative district, with lofts and apartments in renovated buildings. Home to startups, design studios and coworking spaces. Prices are 15 to 20% above the city median (source: Launchmind, 2024). Dominant profile: design and tech professionals, expatriates.</li><li><strong>Gestel:</strong> residential district south of the centre, close to the <strong>High Tech Campus Eindhoven</strong> and ASML (Veldhoven). Includes the micro-neighbourhoods of Hanevoet and Bennekel. Rents are lower than in the centre. Dominant profile: families, High Tech Campus employees. Served by several Hermes bus lines to the centre (approximately 15 min).</li><li><strong>Meerhoven:</strong> planned residential neighbourhood to the west, close to <strong>Eindhoven Airport</strong> (6 min by bus). Detached houses and new-build apartments. Dominant profile: expat families with children, notably due to proximity to the <strong>International School Eindhoven (ISE)</strong>, accessible via bus line 610 from Eindhoven Centraal.</li><li><strong>Woensel-Zuid:</strong> area north of the centre with new-build projects. Rents generally lower than Strijp-S and the Centrum. Dominant profile: professionals seeking a favourable space-to-price ratio.</li><li><strong>Tongelre:</strong> eastern district, more residential, with a supply of detached houses. Rents among the most accessible in the city. Dominant profile: families, professionals seeking more space.</li></ul>
