During each in-person property visit carried out in La Rochelle, the Remoters consultant follows a structured inspection checklist covering all aspects relevant to a student tenant.
- Surface area and layout: Actual usable floor space, room configuration, storage, and overall liveability for a student.
- Natural light and ventilation: Window orientation, quality of natural light, and adequate ventilation in all rooms including bathroom and kitchen.
- Condition of fixtures and fittings: State of walls, floors, ceilings, doors, windows, and built-in furniture (for furnished rentals).
- Kitchen and bathroom equipment: Functioning appliances, hot water supply, shower or bath condition, and sanitary fittings.
- Electrical and heating installations: Visible condition of electrical panels, sockets, and heating system (electric, gas, or central heating).
- Damp and mould: Systematic check of corners, walls, and ceilings for signs of moisture infiltration or mould growth.
- Building common areas: Condition of stairwells, letterboxes, entrance door security, and lift (if applicable).
- Immediate surroundings: Street-level environment, proximity to noise sources, access to cycling infrastructure and bus stops.
- Inventory of fixtures (état des lieux) readiness: Assessment of whether the property's condition is consistent with what would be recorded in a fair move-in inventory.
