Vincennes sits right on the eastern edge of Paris, between the city and the Bois de Vincennes, and it is one of the most sought-after places to rent in the inner suburbs. For most tenants the choice comes down to five areas: the town centre around the town hall and the shopping streets, the Château de Vincennes and avenue de Paris for Métro line 1, Bérault and Saint-Louis on the Saint-Mandé side, Diderot and the streets towards the Bois for a quieter life, and the Fontenay-sous-Bois border for slightly lower rents.
The town is small and dense. INSEE counted 48,193 residents in 2023. Flats make up 94.3% of all homes, 48.3% of main residences are rented, and almost half of them have only one or two rooms. In practice that means plenty of studios and one-bedroom flats, and very few large family homes.

Around the town hall and rue du Midi, the centre is the liveliest part of Vincennes, with shops, cafés and restaurants within walking distance. The RER A station and Métro line 1 put central Paris a few minutes away. It is the most popular area and rents are at the top of the local range. It suits working people who want to do everything on foot.
At the foot of the château, the Château de Vincennes station is the eastern terminus of Métro line 1. The streets around it are lined with handsome period buildings, and competition between applicants is stiff: a complete application ready at the first viewing makes a real difference here.
In the west of the town, around place Bérault and its Métro line 1 station, this residential area mixes renovated flats and classic stone buildings. Towards Saint-Mandé it becomes quieter, with somewhat larger flats, and line 1 is also within reach at Saint-Mandé station.
The Diderot area is quiet and residential, with tree-lined streets, which is why families and couples like it. The southern fringe of the town, facing the Bois de Vincennes, is greener and more prestigious, and rents there are high. You trade some liveliness for peace and direct access to the woods.
On the eastern edge of Vincennes, rents are slightly lower than in the centre while transport links remain good, and the RER A station at Fontenay-sous-Bois is within walking distance of part of the area. It is a sensible option if you need an extra room.
