Where to rent in La Rochelle, quarter by quarter, with the local rent observatory's figures and the rules to know before signing a lease.

In La Rochelle, three quarters attract most tenants: the historic centre around the Vieux-Port, Les Minimes, near the university and the marina, and La Genette, more residential. They are also where rents per square metre are highest. On a tighter budget, look at Port-Neuf, Lafond, Fétilly or Tasdon, and further out at La Pallice. For a house with a garden, the neighbouring towns of Lagord and Aytré are worth a look.
La Rochelle is a town of tenants. INSEE counted 79,851 residents in 2023, and 61.4% of households rent their home, a quarter of them in social housing. Flats make up 68.9% of homes, and one main residence in three has only one or two rooms. Second homes account for 14.1% of the housing stock, which keeps pressure on year-round lets.

The old harbour and its arcaded streets form the most sought-after part of town. Shops, restaurants, markets and the waterfront are all within walking distance, so you can live without a car. Supply is dominated by small flats in older buildings, many of them furnished, and good listings rarely stay online for long. Rents are among the highest in the city.
Close to the marina, the university and the beach, Les Minimes is the natural choice for students and young workers. Studios and one-bedroom flats are relatively plentiful, but demand peaks between June and September, when the academic year approaches. La Rochelle Université alone had 8,125 students enrolled in 2025-2026.
Tree-lined streets, large period homes, schools and green spaces make La Genette popular with couples and families. The observatory includes it in the central zone, and rents reflect its quality of life, a little below the very centre.
West of the centre, Port-Neuf offers a friendly, family atmosphere with local shops and the seafront within walking distance. Fétilly, nearby, is known for its wooded areas and walking paths. Both belong to the observatory's second zone, where rents per square metre are clearly lower than in the centre.
Lafond, close to the city centre, has seen a lot of renovation and offers two and three-room flats at competitive rents. Tasdon, a quiet residential area south of the centre, mixes flats and houses at slightly more accessible rents while staying well connected.
La Pallice, in the west, suits tenants looking for lower rents within the urban area. Lagord, on the northern edge of the agglomeration, offers calmer surroundings and more spacious homes, and Aytré, to the south, combines beach access with a residential feel. Allow for longer journeys into town.
The observatory's 2024 results, published in December 2025 and based on 3,750 surveys of unfurnished private lets, give a median rent of €12.60 per m² excluding charges across the agglomeration. In the town of La Rochelle itself the median is €13.30 per m², with clear differences between areas:
The government rent map, based on listings for unfurnished homes in the third quarter of 2025, gives €17.20 per m² including charges for a one or two-room flat, around €640 a month for 37 m², and €13 per m² for three rooms or more. As a rough guide, studios let for about €400 to €700 a month and two-room flats for about €550 to €950, charges included. For students, LocService puts the average studio at €596 including charges in 2026, and ranks La Rochelle second in Nouvelle-Aquitaine for rental pressure on the student market, behind Bayonne. Furnished flats usually cost 10 to 20% more than unfurnished ones.
