The Clermont-Ferrand neighbourhoods worth a look for students, professionals and families, with 2026 rents and the rules for renting.

The best neighbourhoods to live in Clermont-Ferrand depend on what you need. Jaude and the city centre suit those who want everything on foot; Delille, around the cathedral and the station, suits commuters and young professionals; Montferrand and Oradou offer a quieter life for families; Saint-Jacques and La Pardieu are popular with students and people working near the university and business district.
Clermont-Ferrand is also one of the more affordable cities in France to rent in. According to LocService.fr's 2026 study, published in March, the average rent including charges is 564 euros a month for 39 m², or 14.44 euros per m², up about 2% on 2025. Rental pressure is low, which keeps the balance in tenants' favour. Two thirds of households rent their home: 66.1% in 2023, according to INSEE.
The capital of Auvergne sits at the foot of the Chaîne des Puys, with the Puy de Dôme on the horizon, so hiking and fresh air are a short drive away. The centre has a strong identity, built around the Gothic cathedral and the large Place de Jaude. It is also a student city, with more than 40,000 students according to LocService.fr, and that shapes the rental market: studios and one-bedroom flats are the most sought after, and demand peaks between August and October.

This is the commercial and cultural heart of the city, centred on Place de Jaude, with shops, restaurants, cultural venues and good public transport. Demand is the highest in the city and good flats go fast, so rents sit at the upper end of the local scale. Expect some noise and difficult parking.
Close to the station and the cathedral, this area works well for commuters and young professionals. You will find a good mix of studios and one-bedroom flats, often in older buildings: check heating and insulation during the viewing.
Montferrand, the historic medieval district to the north-east, has half-timbered houses, cobbled streets and a village feel. Rents are more affordable than in the centre and the atmosphere is calmer, which appeals to families. The trade-off is the distance from the busiest part of town.
In the south of the city, Oradou is a residential neighbourhood popular with families looking for larger flats or houses.
Saint-Jacques is considered one of the steadier residential areas, with good public transport links. It suits students and young professionals, and its position close to Université Clermont Auvergne buildings is a plus.
To the south-east, La Pardieu combines offices and higher education buildings. Demand from students and young professionals is strong.
In the north and west, Croix-de-Neyrat and La Gauthière, the latter going through urban renewal, are among the most affordable areas, connected to the centre by bus. To the east, Les Vergnes, Herbet and Brezet sit close to industrial and logistics zones, which makes them practical if you work there.
Strictly speaking a separate town on the western edge of Clermont, Chamalières attracts tenants who want green spaces and a residential feel while staying close to the centre.
LocService.fr's 2026 study gives the following average rents, charges included:
Studios account for 36% of tenant searches and one-bedroom flats for 31%. Furnished lets are popular: 39% of applicants want one, and 53% of students. Expect to pay more in Jaude and the centre than in Croix-de-Neyrat or La Gauthière.
