To rent in Cannes, most tenants weigh five areas: Le Suquet, the old town above the harbour; the centre and the strip known as La Banane, close to everything; Carnot, central and a little more affordable; La Californie and Croix des Gardes, greener and quieter, for families; and La Bocca, west of the centre, the most affordable district. The seafront around La Croisette and Palm Beach is the most expensive part of town and mostly offers high-end furnished flats.
Cannes has a particular housing market. INSEE counted 74,350 residents in 2023, but only 52.5% of homes are main residences: 44.2% are second homes or occasional lets. Flats make up 92.4% of the stock, almost half of households rent, and four main residences in ten have one or two rooms. Long-term lets therefore compete with seasonal and event lets, which keeps supply short.

Perched on the hill above the old harbour, Le Suquet has stone streets, local markets and sea views. Flats mix older buildings and renovated homes. It suits tenants who want the atmosphere of old Cannes within walking distance of the centre.
The dense strip between La Croisette and the main road is lively and well served by shops and transport. Demand is strong, especially for studios and one-bedroom flats, and the best listings can receive several applications within 24 to 48 hours.
This walkable neighbourhood has particularly strong long-term demand and a range of flat sizes at relatively competitive rents for central Cannes. With La Bocca, it is where the cheapest small flats are usually found.
The famous boulevard and the Palm Beach end of the seafront are the most expensive rental areas in Cannes. Supply is dominated by high-end furnished flats and luxury residences, and rents can exceed €3,500 a month for large flats.
This upscale hillside area offers lush greenery, panoramic sea views and elegant residences. It is popular with families and professionals looking for space and quiet. Rents are among the highest in the city.
West of the centre, Croix des Gardes has large properties, parks and a slower pace, which suits long-term tenants with children. A house with a garden and parking there or in Super-Cannes typically starts from €2,500 a month.
West of the city centre, La Bocca has good transport links and a growing range of local amenities. It is the first place to look on a tighter budget, for both small flats and family homes.
According to SeLoger figures reported by Cannes Actus in May 2026, rents in Cannes rose by 8.5% in a year, against 2.5% nationally. A flat lets for around €19 per m² on average and a house for €23 per m², and small studios in the centre approach €27 per m². A 20 m² studio costs about €538 a month excluding charges, and a 50 m² two-room flat about €1,000. The government rent map, based on listings for unfurnished homes in the third quarter of 2025, gives a similar picture: €20.30 per m² including charges for a typical flat, €22.80 for a one or two-room flat and €19.50 for three rooms or more.

All in, plan on three months' rent at signing for an unfurnished flat and four for a furnished one. Most landlords ask for a net income of at least three times the rent; without a guarantor, the free Visale guarantee from Action Logement is an option for eligible tenants.
Allow four to eight weeks of active searching, and longer for a larger or cheaper flat. Competition is fiercest between April and September, the period of the film festival in May and of the summer season, and the March and October trade fairs also fill the town. Starting between October and February gives you a wider choice. Have your file ready before the first viewing: ID, last three payslips, latest tax notice and guarantor documents. In an unfurnished flat, Cannes being in a zone tendue, you can later leave with one month's notice if your letter says so.
