If you are moving to Angers, the choice usually comes down to a handful of neighbourhoods: the city centre around place du Ralliement for those who want everything on foot, La Doutre for its historic streets, Belle-Beille and Saint-Serge for students, La Madeleine for a quieter residential life, and La Roseraie, Saint-Léonard, Verneau, Monplaisir or Les Hauts de Saint-Aubin when space and budget matter more than the address.

Angers is a city of tenants. INSEE counted 159,022 residents in 2023, and 67.1% of households rent their home, more than a quarter of them in social housing. Flats make up 77% of the housing stock, and one main residence in three has only one or two rooms. Young people weigh heavily in the population: almost a quarter of residents are aged 15 to 24.

City centre and place du Ralliement: everything within walking distance

The historic heart of Angers, around place du Ralliement, Saint-Maurice Cathedral and the castle, has shopping streets, cafés, restaurants and the best public transport links. It suits working people who want to do everything on foot. Rents here are the highest in the city, and the evenings can be lively.

La Doutre: historic charm by the Maine

La Doutre is one of the most characterful parts of the city, a historic neighbourhood on the Maine popular with young professionals and families. Expect old buildings with character and a strong local community feel. Supply is limited and rents sit at the upper end of the market.

Belle-Beille: the main student district

Belle-Beille is home to one of the main campuses of the Université d'Angers: it hosted the university's thirteenth Campus Day in September 2026, which drew more than 7,000 students and staff. The district is served by tram and rents are more affordable than in the centre, which makes it the first choice for many students and young tenants.

Saint-Serge: students and young professionals

Saint-Serge combines a business district with higher education buildings, including the faculty of law and economics according to the city's rental sheet. It is lively, well connected and popular with students and young professionals.

La Madeleine: calm and residential

South of the city centre, La Madeleine is a quieter residential neighbourhood that families and people looking for a calmer pace appreciate.

La Roseraie, Saint-Léonard and Verneau: more space for the money

These outer districts offer larger homes at lower rents. They are well suited to families or tenants on a tighter budget who are happy to commute a little further.

Monplaisir and Les Hauts de Saint-Aubin: green and quiet

Both are quieter residential areas with good access to green spaces. Monplaisir has a busy neighbourhood life with public facilities and local shops; Les Hauts de Saint-Aubin give a more suburban feel within the city limits.

What renting in Angers costs

Typical monthly rents, charges included, are roughly:

  • room in a shared flat or with a host: €350 to €500;
  • studio (20 to 25 m²): €430 to €600;
  • one-room flat (T1): €480 to €650;
  • two-room flat (T2): €550 to €800;
  • three-room flat (T3): €700 to €1,050;
  • house: €900 to €1,600 depending on size and location.

Public data confirm these levels. The government rent map published by ANIL in December 2025 puts advertised rents in Angers at €14.60 per m² per month, charges included, for flats overall: €16.60 per m² for one- and two-room flats, €13.00 for three rooms or more and €13.30 for houses. Small flats cost more per square metre, which is why studios add up quickly. Rents in the centre and La Doutre sit at the top of these ranges, while La Roseraie and Monplaisir sit at the bottom.

The rules worth knowing

  • Deposit: no more than one month's rent excluding charges for an unfurnished flat, two months for a furnished one. It must be returned within one month if the check-out inventory matches the check-in one, two months otherwise.
  • Notice: three months for an unfurnished let, unless you qualify for one month, for example because the home is in a zone tendue. You must state the reason in your notice letter, otherwise the three-month period applies. Check the address with the government's online zone tendue simulator.
  • Income: landlords usually expect a net monthly income of at least three times the rent. If you fall short, you will need a guarantor or the state-backed Visale guarantee from Action Logement.
  • Insurance: home contents insurance is compulsory for tenants from the day you move in.

Making your search work

Plan six to twelve weeks from the start of your search to moving in, and start two to three months ahead for a September arrival, when student demand peaks. Have your ID, proof of income, latest tax notice and guarantor documents ready before your first viewing, and budget for the first month's rent, the deposit, insurance and any agency fees on signing.
