Morningside Heights (near Columbia), Greenwich Village/East Village (NYU), Brooklyn (Williamsburg, Bushwick - more affordable), Harlem (tight budget), Astoria/Queens (good value). Avoid Midtown Manhattan, too expensive for students.

NYC landlords require a guarantor with income 80x the rent or personal income 40x the rent. Without a local guarantor, use a guarantee service like Insurent or Rhino (for a fee). Some student residences don't require a guarantor.
