<p>The public transport network is operated by <strong>TMB (Transports Metropolitans de Barcelona)</strong> for the metro and urban bus, and coordinated by the <strong>ATM (Autoritat del Transport Metropolità)</strong> across the integrated fare zone. The metro has 12 lines (L1 to L12) serving all districts. Barcelona has been classified as a <strong>zona de mercado residencial tensionado</strong> (stressed residential market zone) since 13 March 2024, under Ley 12/2023. Catalonia is currently the only autonomous community to have activated this mechanism.</p><ul><li><strong>Lease duration:</strong> minimum 5 years for an individual landlord, 7 years if the landlord is a legal entity (LAU). Annual tacit renewal for up to 3 additional years.</li><li><strong>Rent caps:</strong> in stressed zones, the rent for a new contract is capped by the reference index published by the Spanish Ministry of Housing. For large landlords (5 or more properties), rent cannot exceed this index. For small landlords, rent is frozen at the level of the previous contract.</li><li><strong>Annual revision:</strong> capped at a maximum of 3% in 2024 (Ley 12/2023); from 2025, a new rent update index (IRAV) applies.</li><li><strong>Fianza (legal deposit):</strong> 1 month's rent for an unfurnished property, 2 months for a furnished one. The landlord may require an additional guarantee (garantía adicional) of up to 2 months. The fianza must be lodged with <strong>INCASOL</strong> (Institut Català del Sòl) in Catalonia.</li><li><strong>Agency fees:</strong> borne exclusively by the landlord for all primary residence leases since Ley 12/2023 (Article 20). Exception: seasonal leases or those for purposes other than primary residence (LAU Article 3) remain the tenant's responsibility.</li><li><strong>Market pressure:</strong> demand structurally exceeds supply in central neighbourhoods. According to cross-referenced Idealista and Fotocasa data (Investropa, early 2026), the average price stands at approximately €23.50/m²/month city-wide.</li><li><strong>Seasonality:</strong> the September back-to-work period concentrates high demand, particularly linked to professional arrivals and international relocations. July–August sees a reduction in available supply.</li><li><strong>Dominant platforms:</strong> Idealista, Fotocasa, Habitaclia. Private listings also circulate in Facebook groups dedicated to expatriates.</li></ul>
